The specificity of commercial buildings also means that different solutions often need to be implemented within the same structure. For example, shopping centers have shops, restaurants, cinemas, entertainment zones. Business centers include office spaces as well as fitness clubs or restaurants.
COMBINATION OF FUNCTIONALITY AND AESTHETICS
Each commercial building project is developed based on its purpose – spaces, design, and other elements are planned accordingly. COMMERCIAL BUILDING CONSTRUCTION
At “Heko”, we carry out construction works for various types of commercial buildings. We manage the entire process – from initial consultation, ideas, and planning to obtaining all necessary permits and delivering the completed project.
Consultation and planning form one of the key stages of the service. During this phase, we meet with the client to determine their needs and expectations. Once we establish the type of commercial building required, we assess the plot and legal aspects, followed by the design process.
An architectural design is prepared (exterior design, functional layout), along with structural solutions (selection of main materials and technologies), engineering systems project, and the necessary building permits are obtained. If needed, we can also create 3D visualizations.
The next stage is construction: site preparation and foundation installation, structural assembly, engineering system integration, interior and exterior finishing; installation of specialized zones (elevators, escalators, fire safety systems, server rooms, etc.).
Finally, the last stage is safety and quality inspection. We handle all required documentation and formalities, including energy performance certificate.
If required, we can also perform additional services: landscaping works (parking lot installation, etc.), interior design, or post-construction technical maintenance.
PLANNING AND DESIGN
During the first stage of commercial building construction, an analysis is carried out – determining the required size, design, purpose, and function of the building. A plot is selected – infrastructure is considered, including parking and accessibility. Necessary legal permits are secured – land use planning and construction permits. Design work is carried out – architectural solutions and engineering systems.
CONSTRUCTION
At this stage, the foundations for the commercial building are laid (depending on the building size and site conditions). Structures are assembled – steel, reinforced concrete, or modular solutions. Engineering systems are installed: electrical, heating, plumbing, ventilation. Interior and exterior finishing is completed – floors, walls, facade; required equipment is installed.
COMMISSIONING AND OPERATION
A construction quality inspection is conducted, legal documentation is prepared, and all necessary permits are obtained. The building is officially commissioned for use.
